Quick answer
NSW uses a three-class real estate licence system: Class 3 (Certificate of Registration, 5 units, $300) for supervised practice; Class 2 (Agent Licence, 18 units, $1,800) for independent practice; and Class 1 (Licensee in Charge Diploma, 12 units, $2,500) for managing or owning an agency. Most people start at Class 3. All three are delivered 100% online through Archer Institute (RTO 45020).
New South Wales uses a three-class real estate licence system. For anyone researching how to get into the industry, this structure can seem more complex than it needs to be — but once you understand what each class means and how they connect, the pathway becomes straightforward.
This guide explains exactly how the NSW system works, which class to start with based on your situation, and how to get qualified through online, self-paced study with real support behind you.

NSW regulates real estate professionals through three classes of licence and registration:
Most people enter at Class 3 and progress upward as their career develops. You do not need to have Class 1 as a goal on day one — many successful agents work at Class 2 level for years before deciding to run their own business.
The Class 3 Certificate of Registration is where most NSW real estate careers begin.
This credential allows you to work as an assistant real estate agent under the supervision of a Class 1 Licensee in Charge. You can list and sell properties, work with buyers and tenants, and develop your real estate practice — within a structured, supported environment. The specific scope of activities for a Class 3 certificate holder is defined by NSW Fair Trading; confirm what applies to your role with your employer.
Class 3 is the course most people start with, and it is the fastest way into a paying real estate role in NSW.
Class 2 is the full NSW real estate agent licence — the benchmark qualification for agents practising independently.
With a Class 2 licence, you can list and sell property, manage a rental portfolio, and operate as a fully authorised real estate professional in NSW without the restriction of working under Class 1 supervision. The scope of what you can do is defined by NSW Fair Trading.
Most agents spend time at Class 3 level before progressing to Class 2 — getting real experience before taking on the full independence of the licence.
Class 1 is the highest NSW real estate credential. It is required to be a Licensee in Charge — the person responsible for the operations and compliance of a real estate business, including trust account management and the supervision of Class 3 certificate holders.
The Class 1 qualification is a Diploma-level credential (CPP51122 Diploma of Property (Agency Management) — Agency Management). That reflects the seriousness of the role.
Here is how the three classes connect across a real estate career:
Entry — Class 3: Complete the Certificate of Registration. Start working as an assistant agent under a Class 1 Licensee in Charge. Build your skills, client relationships, and confidence.
Growth — Class 2: When ready for full independence, complete the Class 2 Agent Licence. Work as a fully licensed real estate agent in NSW — list, sell, manage — without the restriction of supervised practice.
Leadership — Class 1: When ready to lead, complete the Diploma-level Class 1 qualification. Become a Licensee in Charge. Open your own business or take responsibility for an established agency.
You do not need to commit to Class 1 from the start. Most NSW real estate professionals begin at Class 3, and the upgrade path is always available when the time is right.

No. Class 3 is designed for people entering real estate for the first time. No prior real estate experience is required to enrol with Archer Institute. That said, licensing application requirements may have their own eligibility criteria — confirm with NSW Fair Trading or the Archer team.
In most cases the NSW pathway starts at Class 3 before progressing to Class 2. However, there may be circumstances where prior experience, interstate qualifications, or recognition of prior learning affect your starting point. Contact the Archer team or NSW Fair Trading before assuming you can skip Class 3.
It depends on how many hours per week you can study. Class 3 (5 units) typically takes a few weeks to a month. Class 2 (18 units) typically takes two to four months at a consistent pace. Class 1 (12 Diploma units) takes several months. All three are self-paced with no fixed deadlines.
Class 3 allows supervised practice under a Class 1 Licensee in Charge. Class 2 is the full independent agent licence — no supervision required. Full comparison in our NSW class guide →
